Let Only Service:
We will introduce you to your tenants. However, we will not act upon any management issues or the collection of rent from tenants. This service will suit those who have the time and the experience to manage the property themselves.

Valuation and Advice
We will visit the landlord’s property and make a free and no obligation assessment of market rental value. This figure will be dependent on a combination of factors, including location, furnishings, the prevailing rental market and condition of property, etc. which will be discussed with the landlord.

Marketing
The property will be marketed by a number of methods, examples of which may be local marketing, e-mail and internet, boards, windows, and company mail shots within the area. We also, on average, maintain 250 tenants on our books, which are currently looking for property within the area.

Accompanying Tenants
We will accompany all prospective tenants on visits to the property.

Inventory
it is necessary to have a thorough inventory and check-in report for every rental property. The letting only service can provide an inventory for the landlord for a small charge. This will include the organization of inventories and check-ins; as well as check-out and inventory completion / property assessment upon cessation of tenancy.

Tenancy Agreement
Both the landlord and the tenant will sign on Assured Short Hold Tenancy provided by the Agent for a minimum length of 6 months. The Tenants are charged administration fee for the arrangement of the Tenancy agreement.

 

Rent Collection:
We will introduce you to your tenants and promise to collect your rent from tenants on time, each time. This service will suit those who are happy to deal with maintenance issues themselves but do not want to deal with rent collection.

In addition to the services included in the letting only service, we will arrange payment to the landlord and rent collection from the tenants. As soon as the cleared funds appear in our client account, we will pay the rent to the landlord after deducting our commission. in the event of late payment or non-payment of rent, we will not be held liable. We will contact the tenant(s) to demand payment, but we will not instigate legal action. We can recommend solicitors who will be able to help you. If, in the event of any case, going to trial, and we are called witnesses, fees are applied. In the case of the property being vacant, we will assist in replacing tenants on time to avoid financial loss.

 

Full Management:
This service will suit those who do not wish to have any dealings with their property during the Tenancy. Taking this service means the agent will be responsible for ensuring the renter payment is paid on time, each month, as long as the property is occupied. The agent will also act upon any management issues relating to the property.

Inspections
We will inspect the property every 3 months and report any adverse findings to the landlord. This check is only superficial and is principally to look for any obvious signs of damage or maintenance problems such as leaks and damp. It is a non-expert investigation and not a structural survey of the property.

Response to Tenant
The agent will act as a contact point for the tenant responding to their requests and problems. As agents, we will remain neutral and objective at all times when dealing with all matters regarding Tenancy.

Maintenance
The landlord must agree to keep the property in a good state of repair. Blakehaus can arrange quotations and payment to contractors on your behalf. Any work carried out can be paid for out of the rental income and will be displayed on your monthly statements.

Inventory Check-in / Check-out
For all properties managed by us, we can provide an inventory check-in and check-out for a small fee. It is imperative to protect the landlord from any disagreements with tenants with regard to the tenancy.

 

Rent Guarantee:
This is a great opportunity offered to our landlords. In addition to all of the above, we can offer you guaranteed rent for a lease between 2-5 years. The lease is between us and the landlord. The duration of the lease can be flexible and perhaps longer if requested by the landlord. The rent is usually paid to the landlord between the first 14 to 21 days upon receiving the instruction.

How Can We Guarantee Payment?
We draw the lease with the landlord and sub-lease it to our clients who come from a range of background, i.e., Professionals, Families, Students, etc.) The rent to the landlord is paid upfront every month, whether the property contains tenants or not. The duration of the lease is agreed in advance by the landlord. At the end of the lease, the agreement can be renewed, or the property is given back to the landlord in a better state than when taken.

We do not require the property to be up to excellent standards. Even if the property is in poor condition, our dedicated renovation team can offer full renovation to bring out the shine and maximum potential from your property.
